The roof is possibly the most important part of your home, but it sadly won’t last forever. It can and should be repaired periodically, but it will eventually need to be replaced. You Have an Old Roof

A good roof should last between 20 and 50 years depending on what kind of roof it is. Slate and tile roofs will last 50 years, while cheaper roofs with asphalt shingles might start to show their age after just a couple of decades. If your roof is at least 20 years old and you see some of the other signs on this list, it’s time to think about installing a replacement.

Missing or Damaged Shingles

Your shingles can tell you a lot about the state of your roof. Seeing asphalt granules in your gutters could mean that you just need to replace the shingles themselves, but shingles that are curling, cracked or missing altogether could mean that you should find a roofing contractor near you.

Darker stains on your roof could be signs of water damage or even mold and algae growth. Algae can usually be removed by a 50/50 solution of water and bleach, but more extensive damage could require an all-new roof.

A leak in your home is one of the biggest signs that you have a damaged roof. This essentially means that your roof is failing at its most important job. Some minor leaks might be repaired, but most of the time a leak means that you should install a new roof that doesn’t leak.
